The sums

Arbitrage means leasing a home long-term, furnishing it and letting it by the night. You keep the bookings minus Airbnb’s fee, cleaning, bills, insurance and rent.

In 2025, US short-term bookings averaged about 2.4 times the long-term rent, before furnishing, utilities, cleaning and insurance6. The first tweet dates from 2023, when the figure was above today’s16. One data vendor’s model puts break-even at about 2.0 times the rent8.

Most hosts now pay Airbnb 15.5% of each booking, up from about 3%3. We could not tell which fees the revenue data already has taken off, so our estimates show both66.

The second tweet’s opening figure is 8.9 times its rent (our sum). Its own worked example gives “$1,493/month net per apartment. Three units = $4,479/month”, using a 3% fee64. It does not explain the gap64.

The same vendor’s model of the average two-bedroom listing, not a well-run one, loses money in five of nine popular cities, by up to $561 a month65. The highest figures we found are about $2,000 a unit, so $20,000 a month means ten or more leases (our sum).

Our estimate for set-up is about $8,000 to $22,000 per unit1011. We found no route to “$0 down” other than borrowing; the second tweet says its money came from credit cards, which it offers to arrange64.

What happens to most people who try

We found no study or platform figure for the share of arbitrage operators who profit or give up39.

The one audited record is Sonder, a large company. It leased about 9,900 units and filled 80.9% of nights in 2024, yet lost $224.1 million on $621.3 million of revenue, and filed for liquidation in November 20251516. It carried head-office costs, so it shows the risk of fixed rent against variable bookings, not that a careful small operator fails15.

The average US listing was booked 57.8% of nights in August 2026, a peak-season month, and rent is owed for the empty nights too4. Sean Rakidzich, a host who sells courses, puts the cost of a wrong 12-month lease at $5,000 to $11,000910.

The upside

AirDNA, which sells data to this market, wrote in March 2026: “Arbitrage still works in 2026”6. It added that “making a full-time living is tough to sustain”6.

In AirDNA’s strongest markets, bookings run at three to four times rent6. At three times an $1,800 rent, our estimate is about $870 to $2,140 a unit a month, depending on the fee612.

The best cases we found, neither checked by a third party:

In an average market that works, at about $500 to $900 a unit a month, set-up money takes about 9 to 44 months to earn back (our sum).

What it takes to compete

Those who succeed have, first, the landlord’s permission: AirDNA says the landlord “must explicitly approve short-term rental use in writing”6.

Second, a city that allows it. New York City bans whole-home lets under 30 days28.

Third, a wide spread. One vendor’s rule of thumb is bookings of 2.5 times the rent; Rakidzich says to walk away below 2.8 times1065.

Then come skill, time and cash: the set-up money above, plus rent for slow months.

To tell early: before signing, divide what similar nearby listings take in a year by twelve and compare it with the rent. Check that any sum takes off 15.5%, not 3%3. After three to six months, check you are booked above the break-even share of nights, 49% in the Nashville model8.

Who else makes money from it

Airbnb takes its fee on every booking, and the landlord gets the full rent whatever the bookings3. The operator is paid last.

By our count, 14 of our 28 collected tweets come with something on offer; other readings gave 13 or 151. The first account above links to a mentorship page with packages from $4,000 to $22,499 and “NO REFUNDS”; the page is dated 2022 and we did not confirm today’s prices47.

The only outcome figure we found comes from a course company’s survey of its own active students, which leaves out anyone who stopped44.
