The claim
“$80,000 buys you a 2-unit house in detroit. The federal government will pay you $1,400 a month in rent on it.
That’s $16,800 a year on $80,000. 21% guaranteed.
If you bought 5 of them in 2018 (like me), you’re cash flowing $84,000 a year while wall street fights over $5M”

This page judges the scheme, not the person who tweeted. “Section 8” is a US voucher programme: a local housing agency pays part of a low-income tenant’s rent straight to a private landlord, and the tenant pays the rest614.
The sums
The 21% is a year’s rent divided by the house price, before any cost1. The rent is realistic: $700 a unit is below $810, the lowest one-bedroom ceiling the US housing department (HUD) sets for voucher rents in 42 Detroit-area ZIP codes for fiscal year 202779. But in city sale records the median two-unit house (the middle sale) went for $31,000 in 2018 and $125,000 in 2026 so far (our sums)85. A 2018 buyer earns today’s rent on a 2018 price; today’s buyer does not.
Most costs are forum posters’ estimates; we found no measured Detroit figures40.
| One $80,000 house at the tweet’s rent, bought for cash | Left per year | Yield |
|---|---|---|
| Self-managed, lower costs242540 | $8,489 | 10.6% (our estimate) |
| Higher costs, with a manager24252940 | $4,415 | 5.5% (our estimate) |
Rounded, a good year is 6% to 12%, before major repairs (our estimate)4079. Over many years it is more likely near the bottom of that range: one study of ordinary rental houses puts long-run net yields at 6.1% in the cheapest fifth of cities94. The tweet’s five houses would leave about $22,000 to $42,000 a year, not $84,000 (our estimate)40.
“Guaranteed” is the word the rules contradict. Payments stop after the month the tenant moves out9. If the house fails inspection and is not fixed in time, the agency stops paying and does not make up the gap8.
What happens to most people who try
Nobody publishes outcome figures for small Section 8 landlords.
A summary of a study for HUD says that of 37 landlords not taking vouchers, 68% had taken them before and 51% cited issues with inspections; the sample is small96. Its case study for Cleveland, the city in the study most like Detroit, is a landlord with a mortgage, chosen as typical; the report says the programme “does not represent a path to profitability in Cleveland”, though it found “some success stories” among small landlords there and in Dallas36.
In Detroit in 2023, twelve of the 15 landlords who answered reporters said the city’s agency regularly took many months to start payments or approve rent increases98. The agency said it was current; almost all the landlords disagreed98. People with complaints are more likely to answer, and we could not confirm today’s state.
The upside
People do make money this way, though no income report we found is checked against payment records.
The best documented case is in the HUD study: a Baltimore firm that renovated run-down houses, rented to voucher households and acquired several hundred over 15 years, making “substantial profits”36. The study is independent but gives no profit figure, and the firm’s name is made up36.
Of about 95 Detroit two-unit houses sold in 2018 and again since January 2024, the middle one resold at about three times its 2018 price and none for less (our sum; renovation spending is unknown, abandoned houses never show up, and nothing shows these were Section 8 rentals)85. Later buyers did less well: of houses bought in 2020 to 2022 and resold, about one in seven went for less than they cost, before renovation and selling costs (our estimate)85.
A realistic good result for a competent cash buyer in late 2026 is about 8% to 10% on a typical $125,000 house in a year without major repairs (our estimate)8540.
What it takes to compete
- Cash and reserves. Plan on three to nine months from purchase to first payment (our estimate)4298.
- Being local. The documented successes run their own management3642.
- Cheap renovation. One landlord quoted in the press puts bringing a Detroit house up to the legal standard at $30,000 to $40,00033.
The cost is about $100,000 to $150,000 in cash per house including repairs, plus reserves (our estimate)85.
To tell early, ask the agency whether it is issuing new vouchers: a 2024 report said it had stopped, and we did not find whether it resumed124. Ask what rent it would approve for that address; the ceiling is not the approved rent10.
Who else makes money from it
We saw nothing for sale in this tweet, and a site in the author’s name sells stock-trading education, not property150. We did not check whether he owns the five houses.
Others sell the method. Section 8 Training, run by Karim Naoum, gives its price only on a call and screens out applicants with under $15,00053. Its own page says of “guaranteed” rent: “No, and I do not use that word. Be careful with anyone who does”53.
